Okay so you see all the output of a stylist’s creative direction, but do you know all the behind the scenes work that goes into their day-to-day activities when it comes to styling a house for sale? Sell in Style Property Styling has put together a home staging guide relevant to a day in the life of a property stylist and believe us when we say, you’ll be pleasantly surprised by all the behind-the-scenes planning that produces the high-quality end product we provide in every install at Sell in Style.
Warehouse Duties
Warehouse duties form a huge part of a stylist’s role here at Sell in Style Property Styling and we argue that the planning that goes behind each and every one of our installs is essential to ensuring the end product, ‘the styling’, is completed to the uttermost of creative and professional standards. Read on for a step-by-step process of a stylist’s warehouse duties and to get a better understanding of the creative decisions that inform the process of staging a house for sale.
-
Step 1
When it comes to property styling for sale, the first thing that a property stylist will do upon walking through the warehouse gates is to check our weekly run sheet for their allocated selections and any other relevant information regarding the scheduled upcoming property installs. This process directly contributes to the importance of staging a home for sale, given it equips stylists with vital information relevant to the home and how it needs to/should be styled.
-
Step 2
From here, a stylist will start by analysing the property assigned to them, its history and buyer demographic, photos and other relevant information regarding the given property in order to inform their creative decisions and selections. A stylist will identify the property’s best features and selling points and select furniture, artwork and other decorative pieces that works to highlight these features.
-
Stay 3
After analysing the property, the stylist will fill out the following documents; quotes, packing lists and summary lists to match and verify the relevant property information and make furniture and décor selections accordingly. The first step in selecting relevant fittings for the home is to select the artwork. Choosing the right pieces of art to compliment the property’s individual space can be one of the most impactful creative decisions made by a stylist- because it ultimately makes the first impression on clients upon entering each room of a property. When selecting artwork, a stylist will decide the theme they will adapt for the property, for example, Hamptons-style, Boho-style, Contemporary-style etc.
-
Step 4
Once the stylist has made their creative decisions in line with the principles of interior design, they will then scout the warehouse and begin the physical furniture selections. As they select their desired pieces, the stylist will label the pieces to make it easy and seamless for the logistics team members to locate on install day.
-
Step 5
The stylist will then navigate to the décor section of the warehouse where they will make their relevant décor and accessories selections, including trinkets, vases, books, mini plants, bathroom elements, etc. They will then select the bigger greenery pieces and the appropriate rugs to suit the furniture and décor selections.
-
Step 6
The next step is to select the linen for the quoted number of beds required as well as the appropriate decorative cushions to compliment. This process takes time given we style beds with a large amount of cushions and these need to be selected to compliment the art work and tie in with linen and other selected cushions.
-
Step 7
Lastly, the stylist will pass on the packing list to the logistics team so that they are finally able to load the truck for the relevant install. The logistics team will often load the truck the night before the scheduled install to ensure the process is as seamless, organised and timely as possible.
Install duties
After our stylists have completed their necessary warehouse duties, then comes the actual install where all the magic happens! Here our stylists will put all of their creative decisions and carefully thought-out selections to the test. This process is truly a labour of love as the stylist is finally able to see their creative picture come to life in the form of beautiful, high-quality property styling.
-
Step 1
The first thing a stylist/s will do before leaving the warehouse to travel to the install address is to check the run sheet. Here they will find any updates and relevant information regarding the install including things like property access, keys and the respective agent’s phone number.
-
Step 2
Next the stylist/s will pack the toolkit and ensure they have all the relevant tools and bits and pieces required to install the home, including the iron. The stylists will soon after arrive at the property alongside the logistics team (in their own separate truck) to do a joint walk through of the home. During this process, the team will work together to label the bedrooms and the stylists will direct the logistics team where to place and position relevant furniture and rugs upon unloading the truck.
-
Step 3
The stylists will then assist the logistics team with unloading the truck in the best way that they can without having to participate in the heavy-lifting side of things. The stylists will also place and set-up any necessary chords required for the bedroom and living areas (to connect to/power lamps etc.)
-
Step 4
After the logistics team have unloaded all relevant furniture and accessories required for the stylists to stage the home, the stylists will begin unpacking the equipment/accessories and arranging as required. They will also adjust and reposition any furniture depending on their vision for the home.
-
Step 5
By this point, the stylist/s will begin hanging artwork and ironing beds, essentially adding all the relevant ‘finishing’ touches to the home. Last positioning changes and tweaks are made during this stage, including relevant cleaning procedures/wiping down of surfaces, to ensure the home is completely finished and ready to be shown to the creative director for approval.
-
Step 6
Finally, the stylist will call the creative director to get final approval of the home and in the case that the director suggests relevant changes, the stylist will amend the property styling accordingly. After receiving approval, the stylist will take content photos and videos to pass on to the content creator before locking the home and heading back to the warehouse.
