How Our Property Briefing Process Informs Our Furniture Styling Selections

A lot goes into the way of staging and styling a home for sale, and these creative decisions are often informed by a detailed Property Staging Briefing Process. A Property Briefing Process is where we gather all relevant and important information regarding the property to ultimately support the right selection of furniture and accessories for an install. When undergoing this process, a number of vital considerations are put into place to ensure the property is staged to its best selling potential, including the target market of the property as well as it’s physical layout and overall scheme. These considerations can be placed into three main steps to ensure a seamless install from start to finish.

Step 1. Understanding the client & property

Understanding our clients’ needs

Undoubtedly one of the most important considerations when providing quotes to our potential clients or real estate agents, it is essential to understand and discuss any key notes, objectives, requests, and requirements noted by the client or business partners. This will ensure these factors are managed appropriately by us which will ultimately avoid potential setbacks during the process of staging a home for sale.

Meeting our clients’ timelines

Once a quote has been approved by our clients, we will then schedule an install date and time for the staging project to take place; sometimes within 24 hours. When the date and time has been scheduled, our team of stylists will then work on ensuring selections are planned and executed before the official install day.

Review the history of the property

Being knowledgeable of the relevant ‘ins’ and ‘outs’ of a property is extremely important for informing a styling selection, especially given that some of the properties we stage, and style aren’t physically screened before the install date. Therefore, professional research and specific property software are crucial to access visual material that gives our team of stylists an understanding of the home’s layout, colour scheme, individual features, size, and scale etc. At Sell In Style Property Styling, we invest and have access to dedicated property software that allows us to understand the history of each property we stage. This detail of information allows for us to set up the property at its best to increase foot traffic, selling potential and reduce property time on the market.

At Sell In Style Property Styling, we pride ourselves on being extremely detailed in collecting the correct information required for all relevant projects, including valuable information regarding site visit images, videos, floor plan layouts and additional notes. This information is usually collected in person by our Property Stylist Consultant or gathered via Realestate.com, RP Data Professional or in some cases Google, where it is then documented into our internal systems. This information assists all creative decisions and ensures our team of stylists can select the most suitable furniture, accessories and finishes to compliment the home. At Sell In Style Property Styling we often go one step further and research the property’s statistics and history to ensure all relevant information is up to date and known before the install date.

Step 2. Understanding the demographics

After reviewing the physical attributes and relevant notes associated with the property to be staged, it is essential for us to understand the potential buyer(s) and suburb demographics. We believe that a number of demographics should be understood and considered before the furniture selection process takes place, including but not limited to:

  • The age of the potential buyer(s)
  • The profile of the potential buyer(s) (family, couples, singles, professionals, etc.)
  • Median property value of similar properties in the same area
  • % of owner occupiers vs renters
  • Surrounding suburbs values and characteristics

Having the proper knowledge of these demographics will ensure the property is staged in the interests of potential buyers.

Step 3. Understanding the current market

After we have understood our client’s needs, the property history and the demographics of the potential buyers, our last step before starting to select furniture to stage the property is to understand the current market trends for the area the property is located at; this means for us to research how many other properties are currently in the same market area, and if those properties are staged?, are they empty?, are they renovated or new builds?, what are the selling targets? and what is the selling strategy?, for how long have those properties been in the market?; this is crucial for us at Sell In Style, as this will allow us to create the best staging strategy that makes our projects stand out from an emotional engagement perspective resulting on higher interest, higher foot traffic through the door at openings and faster selling times compared to other properties in the same area.

Step 4. Selecting the appropriate furniture and accessories to stage the property

Our final step of the Property Briefing Process is to review the staging proposal and complete our internal Inventory Picking Form which consists of a summary of the required pieces of furniture and decor (aka 1 lounge, 2 occasional chairs, 1 round dining table, 3 bedding packs, etc.) needed to complete the job. A complete Inventory Picking Form is then put together and finally, the stylists will physically select the desired furniture and accessories for the install based on the considerations gathered during the first three steps.

If unexpected issues arise before, during or after an install, our team will ensure the appropriate steps are taken to address concerns and come to the best possible solution.
